What does painting cost in Central Florida?

A typical three-bedroom interior runs roughly $3,500–$6,500 depending on ceiling height, trim detail and how much drywall repair it needs. A single-story exterior is usually $4,000–$8,000. Anyone who quotes you a firm number over the phone without seeing the surface is guessing, and that guess is what gets revised later.

Do you require a deposit?

Nothing up front, and you should be careful with anyone who asks for it. On larger jobs we invoice in progress payments as phases finish, and the final balance is always due after you have walked the completed work and signed off on it. The rule worth carrying to any contractor: never pay most of a paint job before it is done.

How long will it take?

Most interiors are three to five working days. A single-story exterior is four to six, weather permitting — in summer we schedule exterior work around the afternoon storms rather than fighting them. Your estimate includes a written start and finish date.

Do I have to move out, or close my business?

Almost never. Interiors are done room by room so you keep the rest of the house. Commercial work is scheduled nights, weekends or in phases so your doors stay open — that is the normal way we run those jobs, not a special request.

What paint do you use?

Sherwin-Williams and Benjamin Moore, using the line that matches the surface and exposure — not whatever is on sale. Florida sun and humidity destroy cheap exterior paint in about three years, which is why the exact product and sheen is written into your estimate before you sign.

Are you licensed and insured?

Yes. Licensed in the State of Florida and carrying general liability and workers' compensation. We send the certificates with the estimate without being asked — and you should ask every contractor who does not.

What exactly does the two-year warranty cover?

Our workmanship: peeling, blistering, flaking, cracking at seams or caulk lines, and coverage failures. It does not cover damage from impact, storms, structural movement or moisture intrusion from a roof or plumbing leak — those are not paint problems.
